What Painting Costs in Edenvale
The variable that moves an Edenvale quote most is not wall area, it is what is happening at the bottom of the walls. A good part of the housing stock here is older single-storey plaster on stands that sit low relative to the surrounding ground, and rising damp is common enough that it should be checked before anyone quotes a colour.
| Job | What it covers | Typical price |
|---|---|---|
| Full interior repaint, 3-bedroom home | walls and ceilings, two coats | R15,000 – R22,000 |
| Exterior repaint, single storey | roughly 170 m² of wall, two coats | R19,000 – R30,000 |
| Rising damp treatment | chemical injection, hack off and replaster, per running metre | R600 – R1,050 /m |
| Damp assessment with moisture readings | written report, refunded against the job | R0 – R850 |
| Replastering after damp repair | per square metre of wall | R210 – R360 /m² |
| Concrete tile roof coating | roughly 150 m², primer plus two coats | R13,000 – R21,000 |
| Cottage-pane steel windows, de-rusted and recoated | per standard frame | R550 – R1,000 |
| Ceilings only, whole house | three-bedroom home, two coats | R6,500 – R11,000 |
Guide ranges for Edenvale, supply and apply, VAT excluded. Repairs are listed separately from decorating because they are separate work.
Treat a damp quote and a painting quote as two separate things. Damp is a repair with a cause – a failed damp-proof course, ground level built up above the DPC, or a downpipe discharging at a wall base. Any painter offering to solve it with a sealer coat is selling the same job twice, and the second one costs more because the plaster has to come off by then.
Best Time of Year to Paint in Edenvale
The Highveld pattern – dry winters, summer thunderstorms – sets the schedule, and in Edenvale the damp question adds one more rule to it.
- April to May and August to September are the exterior months. Dry, mild and storm-free, which is exactly what an acrylic film needs to cure through rather than skin over
- Damp repairs specifically want the dry season. New plaster over a damp-proof injection needs weeks to dry before it can be painted – typically one month per 25 mm of plaster thickness. Doing that work in autumn means it is genuinely ready to paint by spring. Doing it in December means painting a wall that is still wet inside
- June and July suit interiors. Cold nights limit exterior work to a 09:00–15:00 window because water-based paint needs surface temperatures above roughly 10°C to form a film
- October to March: start early, finish by lunch, watch the forecast. Storms build in the afternoon and a fresh coat needs three to four rain-free hours
- After a heavy storm week, give exterior walls two or three dry days before painting. A wall that looks dry can still hold enough moisture to blister a new coat
Which Paint to Use on Edenvale Homes
Older Edenvale homes need a breathable exterior system. Where a wall is holding any moisture at all, a highly impermeable coating traps it and the paint blisters off in sheets – usually within one summer.
| Surface | What to specify | Coverage & coats |
|---|---|---|
| Exterior walls on older plastered homes | Breathable acrylic such as Plascon Wall & All | 6–8 m²/L • 2 coats |
| Exterior walls, textured finish | Plascon Micatex or Dulux Weatherguard | 4–5 m²/L • 2 coats |
| Freshly replastered areas after damp work | Plaster primer once fully dry, then topcoat | 8–10 m²/L primer • 1 coat |
| Interior walls with a damp history | Anti-fungal additive in a standard acrylic | 8–10 m²/L • 2 coats |
| Ceilings, especially in bathrooms | Acrylic ceiling white with a mould inhibitor | 9–11 m²/L • 2 coats |
| Cottage-pane steel windows | Rust-converting primer plus Velvaglo or enamel | 8–10 m²/L • primer plus 2 coats |
| Concrete tile roof | Tile primer, then Plascon Nuroof or Duram Rooftite | 3–4 m²/L • primer plus 2 coats |
Coverage is per litre, per coat, on a prepared surface. Nothing in this table works on plaster that has not finished drying.
Waterproof paint on the inside of a damp wall is the single most common mistake made in older Edenvale homes. It stops the wall breathing, pushes the moisture higher up, and turns a 400 mm problem into a 900 mm one. The moisture has to be stopped at the source, not sealed in.
What Edenvale Homes Usually Need First
- A moisture reading at wall bases before anything is quoted. A tide line, bubbling paint or salt deposits in the lower 300–900 mm of a wall means rising damp and it needs treating, not covering
- Ground level checked against the damp-proof course. Decades of added paving, garden beds and driveway layers frequently bridge the DPC, and no injection will hold while the ground is higher than the barrier
- Downpipes traced to where they actually discharge. A downpipe emptying at a wall base is the cheapest damp cause to fix and one of the most common
- Bathroom and kitchen ceilings checked for mould. That is condensation, not rising damp, and it needs extraction and a mould inhibitor rather than a damp course
- Old enamel on skirtings and door frames sanded and primed for adhesion before a water-based enamel goes over it. Skip that and the new coat peels off in strips at the first knock
- New plaster given real drying time. Paint on plaster that has not cured will blister, and no product on the market gets around that
