What Painting Costs in Brakpan
Brakpan quotes lower than most of the East Rand, partly because the homes are smaller and partly because the market here is genuinely more price-sensitive. That does not make cutting the specification a good idea. On the older housing stock the two things worth spending properly on are the roof and the steel windows, because both fail in ways that cost far more to put right later.
| Job | What it covers | Typical price |
|---|---|---|
| Full interior repaint, 3-bedroom home | walls and ceilings, two coats | R11,500 – R17,500 |
| Interior, walls only | three-bedroom home, two coats | R8,500 – R13,000 |
| Exterior repaint, single storey | roughly 130 m² of wall, two coats | R13,500 – R22,000 |
| Fibre-cement roof sheets, primed and coated | roughly 100 m², sealer plus two coats | R9,500 – R16,500 |
| Corrugated or IBR steel roof | galvanised primer plus two coats, per m² | R80 – R135 /m² |
| Steel window frames, de-rusted and recoated | per standard frame | R450 – R800 |
| Boundary wall, one face | per square metre of wall face | R42 – R70 /m² |
| Single room, walls and ceiling | 4 m × 4 m, two coats | R1,900 – R3,100 |

If the budget will not stretch to everything at once, phase it in this order: roof and gutters first, then exterior walls, then interiors. Water coming in from above will damage everything below it, so painting the lounge while the roof is failing is money spent in the wrong sequence.
Best Time of Year to Paint in Brakpan
Brakpan sits on open Highveld ground, which means colder nights than the built-up suburbs and heavier frost in midwinter. That has a direct effect on when exterior paint will actually cure.
- April to mid-May is the best window here. The summer storms have stopped and the hard frost has not started. Full days of usable painting weather
- Late August and September are the second window, as nights lift above freezing and before the first storms arrive in October
- June and July are the difficult months on open ground. Frost pockets mean surface temperatures can sit below 10°C well into the morning and drop again by late afternoon. Water-based paint will not form a proper film in that range, so exterior work runs 10:00 to 15:00 at most. Interiors are the sensible winter job
- October to March: exterior work before lunch only. Storms build in the afternoon and paint needs three to four rain-free hours. A wall coated at 14:00 in December is likely to be washed
- Roofs before the storms, not during. Roof coating done in autumn is cured and hard before the first hail of the season
Which Paint to Use on Brakpan Homes
Older Brakpan homes commonly have fibre-cement roof sheets and original steel window frames. Both need a specific approach – standard wall paint on either one is a wasted coat.
| Surface | What to specify | Coverage & coats |
|---|---|---|
| Fibre-cement roof sheets | Alkali-resistant sealer, then acrylic roof coating | 4–6 m²/L • sealer plus 2 coats |
| Corrugated or IBR steel roof | Galvanised or etch primer, then Duram NS4 | 4–6 m²/L • primer plus 2 coats |
| Steel window frames and burglar bars | Rust-converting primer plus enamel | 8–10 m²/L • primer plus 2 coats |
| Plastered exterior walls | Duram Duracryl Exterior or Plascon Wall & All | 6–8 m²/L • 2 coats |
| Exterior walls, best value per year | Plascon Micatex where budget allows | 4–5 m²/L • 2 coats |
| Interior walls | Standard acrylic matt or low sheen | 8–10 m²/L • 2 coats |
| Ceilings | Acrylic ceiling white, matt | 9–11 m²/L • 2 coats |
Coverage is per litre, per coat, on a prepared surface. Corrugated and profiled sheeting has more surface area than its floor measurement suggests, so allow extra.
Never coat a fibre-cement roof sheet without an alkali-resistant sealer first. Cement-based sheets are alkaline, and a standard acrylic put straight onto them will saponify – the film goes soft and sticky and washes off in the first heavy rain. Older sheets may also contain asbestos fibres, so they must never be sanded, cut or high-pressure blasted; they are washed gently and coated, or handled by a licensed contractor.
What Brakpan Homes Usually Need First
- The roof assessed before anything else. On older homes the sheets, the fixings and the washers all age together, and rusted roof screws leak long before the sheet itself does
- Steel window frames de-rusted at the corners, hinges and stays. That is where water sits and where rust always starts, and painting over it means the frame keeps eating itself under the new coat
- Old oil-based enamel on windows and doors sanded and primed for adhesion before a modern water-based enamel goes over it. Without that step the new coat peels off in strips
- Wall bases checked for damp, particularly where a driveway or paving has been laid up against the house over the years and bridged the damp-proof course
- Chalking tested on sunny walls – wipe a dry hand down the wall, and if it powders, the surface needs a bonding liquid before the topcoat or the new paint lifts with the old
- Gutters and downpipes checked and cleared. On these homes they are usually steel and rust through from the inside where leaves have been sitting
